Welcome to the consultation website for the former Royal Mail Delivery Office on 199 New Cross Road, Lewisham.
We are progressing proposals to redevelop the former Delivery Office site to provide new purpose-built student accommodation, designed to provide the facilities and services students need while replacing the existing building with one that fits in better with the local area.
Location
The site sits within the Hatcham Conservation Area and opposite the Telegraph Hill Conservation Area, and is located close to a number of locally listed buildings.
Our proposals have been carefully developed to respect this historic setting and respond positively to the character of the surrounding area.
Proposals
Redeveloping the former Delivery Office will breathe life back into this part of New Cross Road. The proposals include:
Replacing the existing disused building with a well-designed development that fits within the character of the surrounding area
Five floors of purpose-built student accommodation, set across a basement and four storeys above ground
137 rooms for students to live and study in Lewisham, supporting the local economy
A landscaped courtyard at the centre of the site, linking the accommodation to shared indoor and outdoor spaces for residents
Improvements to the building’s frontage on New Cross Road, designed in keeping with the surrounding area
Retaining two existing trees along New Cross Road, new seating and paving designed to guide visitors towards the building
Sensitive designed to follow the line of buildings along New Cross Road and sit comfortably alongside those around it
Design Materials
The materials and overall design have also been chosen to reflect the character of the surrounding area.
The building will mainly use London yellow stock brick, with red brick detailing inspired by other buildings in the local area. A copper-coloured metal finish is proposed for the top floor to create a mansard-style roof, while bold red metal cladding at ground floor level will help create an active and distinctive frontage on New Cross Road.
